STUDIO RENTAL INFORMATION

Studio 16 1/2 is a 2nd-floor multi-use space of approximately 500 sq. ft. (capacity 30) that is located above the Boucherat Gallery in Fan Tan Alley. It's the perfect studio for classes, workshops, meetings, lectures, readings, launch parties, workshops, intimate events, and / or photography sessions.

RENTAL RATES

Day Rate (operating hours 9am - 6pm) $25/hr + GST (min 2hrs)

Evening Rate (after 6pm) $40/hr + GST (min $100 charge)

Full Day Special (8/hrs 9am - 6pm) $125 + GST (i.e. 1 day workshop)

DAY + EVENING SPECIAL (9am – 10pm) $175 + GST (i.e. 1 day workshop)

FULL WEEK SPECIAL

(five 8/hr days + one evening 7 - 10pm) $325 + GST (i.e. short run exhibition)

Other prices for other things :

Video Projector $25 flat rate

Multi-Media Documentation $35/hr

Catering $50+ (negotiable)

Use of chairs, meeting tables, small fridge, sound system, easels, other studio equipment is all included free of charge in the base rental fee.

CONTRACT:

Renters are obligated to sign a contract for use of the space (please see the Terms of Agreement below).

Hours of Operation: Open Daily 10am-6pm
Boucherat Gallery is open, and gallery staff will provide access to upstairs studio. During off-hours (evenings), renters should arrive a bit early to gain access. There will be staff in the gallery to allow for bathroom access for the duration of your rental.

Invoicing: Renters will be invoiced prior to their rental, or at the end of a block of rental sessions. The renter will be asked for a non-refundable deposit cheque of $___ (or 25%) at the time of confirmation, and the remainder of the cost in full after the rental session is over.

TERMS OF AGREEMENT

1. The Renter will book times, subject to availability, through Boucherat Gallery proprietor, or a staff representative. These times, booked on a verbal basis, and confirmed by their calendar listing online, will form a complete agreement between the Renter and Studio 16 1/2.

2. The Renter will not be disruptive (AKA Noisy!) to the surrounding businesses and neighbours in Fan Tan Alley.

3. The Renter agrees to leave the studio in the same condition in which the studio was rented to them. If the studio is not left in an acceptable condition, the Renter will be charged a cleaning fee of $20.00 per hour to restore the studio to an acceptable condition.

4. The Renter agrees to pay for damages to any equipment belonging to Studio 16 1/2, should that damage occur during the period of their occupation of the premises.

5. Should the Renter make arrangements with Studio 16 1/2 for cartage (i.e. Transportation or hauling) of equipment before or after the period of their occupancy, or should Studio 16 ½ agree to allow the Renter to store equipment between multiple bookings, it is understood that Studio 16.5 assumes no responsibility for damage or loss of said equipment.

6. Should the rental period be outside of standard hours of operation for Studio 16 ½ (i.e. Mon/ Tues 9am-6pm) , the Renter will be provided with a set of keys to the studio space. These keys remain the property of Studio 16 1/2, and they are to be used only for access to the studio during the times agreed upon. Under no circumstances may duplicate keys be made. If duplicate keys are made, the Renter will lose all privileges for future use of the facility.

After the termination of the final rental period, the keys are to be returned to Studio 16 1/2. If the keys are lost, they must be replaced at the cost of the Renter.

7. Under the conditions of Studio 16 1/2`s lease within Fan Tan Alley, the public access gates locked between the hours of 6:00 pm and 9:00 am. In order to ensure the safety and security of Fan Tan’s tenants, the gate cannot be left open without supervision. For time-based rentals like classes and lectures, etc, be sure your students et al are aware of this. You can give them a cell number to call if they are late so you can let them in, but do not give them the gallery phone number as the staff downstairs will not be responsible for your audience.

8. Under no circumstances is the Renter to sub-lease their allotted time to another user. Renters signing this agreement must be present at said rental. All such negotiations must be dealt with directly by Studio 16 1/2.

Duration of Agreement

This agreement will be considered in force from the date of its execution until further notice. Changes to the agreement, with the exception of rental charges, will require a signed amendment by the Renter. It is understood that rental charges may change given due verbal notice.
